    Everything You Want To Know About The Possession Certificate

    One of the most important things that a person needs to look after is the possession certificate, which holds immense value. This certificate is important because it confirms the ownership of a person and can be used in a court of law. 

    Now, there are several clauses of this certificate, and they come with a variety based on the situation of the people. Hence, for a new homeowner, knowing this paperwork is essential as it helps them to navigate through the process easily. An individual can take the help of a home loan agent who can guide their client to get a possession certificate. 

    In this blog, we will look at the possession certificate, its types, and usefulness, how one can apply for it, and what the prerequisites are for getting a possession certificate. 

    Definition of Possession Certificate

    A person might feel quite confused that when an individual buys a home, new property papers are enough to ensure that the property is to them. However, there are many instances when a person loses their property during a developmental project. For them, it’s important to go through the process of obtaining a possession certificate. 

    This certificate is issued on those properties only which are not on the land of the developmental project. A possession certificate gives protection to the owner and the right to use their property freely and enjoy it without any restrictions.  

    Importance of Possession Certificate 

    The importance of this certificate is that it provides legal ownership to the individual, and they can take a stand in favor of their property if there is any legal standoff. An individual has a better chance of winning a case when they can show this document, and for that, the property needs to be reviewed once by the local government body. 

    It gives an individual the stronghold to go for any legal battle as that individual has a better chance to win the legal standoff and can avoid future conflicts. One of the great benefits of having a possession certificate is that it helps a person by providing a shield against inheritance disputes over a property.

    Documents Required For Applying For Possession Certificate

    Now comes the important part, which is the documentation required to apply for the possession certificates. It is the role of the person to know in depth about the documents required for this certificate. 

    • Identity Proof

    It is an essential document, and the owner requires ID proof. One can provide an Aadhar Card or Voter ID document, which can be shown as proof of identity. 

    • Sale Deed

    The property purchase records must be shown while applying for this certificate. It validates the sales of the property. 

    • Land Records

    To understand to whom the property belonged previously and the lineage of the land, therefore it’s essential to show the land records. Here, the authority checks whether a person has bought property on public land or not. 

    • Building Completion Certificate

    Now, a municipal corporation or a panchayat keeps track of the buildings that are made under that jurisdiction. Here, a person must submit the municipality’s acknowledgment document, which is BCC, to get a possession certificate. 

    • Property Tax Receipts

    The authority checks whether all the property taxes are clear from the previous individual or not, and based on the current status of the house, the authority can consider the decision to provide possession papers. 

    Checking the Status of Possession Certificate 

    To check the status of the application, one can log in to the E-District portal, and there they can check about the certificate details or if there are any further documents that the authority is asking for. A person who has done HDFC DSA registration knows the property documents and can guide their client in this matter. 

    One can also apply and check the status through the Meeseva Portal, which offers a variety of services, and one can register and check the application status of the possession certificate. If there is any ongoing problem with the land or property, the process can take time, and an individual needs to wait for a little longer. 

    These are the few details that one must consider when they are purchasing a home, and considering a possession certificate must be a choice of the individual to avoid potential legal troubles.
